Why Your Roof Has Black Streaks (and How Soft Washing Fixes It)

    Those Streaks Are Alive

If you've noticed dark gray or black streaks staining your roof — usually running downward and worst on the north- and shade-facing slopes — you're not looking at dirt, soot, or normal aging. You're looking at a colony of blue-green algae called Gloeocapsa magma.

This algae is airborne and spreads from rooftop to rooftop. It feeds on the limestone filler that manufacturers add to asphalt shingles, and it protects itself with a dark pigmented sheath — which is the black streaking you see. In the humid Chicago summers, it thrives.

Why It's More Than a Cosmetic Problem

It's tempting to ignore roof streaks as ugly but harmless. They're not:

  1. Shortened shingle life — the algae actually eats the granules and filler that protect your shingles, accelerating wear.
  2. Higher energy bills — dark streaks absorb more heat, raising attic temperatures and cooling costs in summer.
  3. Lost curb appeal and value — a streaked roof can knock thousands off a home's appraised value and scare off buyers.
  4. It spreads — left alone, a few streaks become full coverage, and your neighbors' roofs are next.
  5. Companions — where there's algae, moss and lichen often follow, and those actually lift shingle edges and trap moisture.
  6. Why You Should NEVER Pressure Wash a Roof

The instinct is to climb up and blast the streaks off. Do not. High pressure on asphalt shingles:

  7. Strips off the protective ceramic granules, exposing the asphalt and dramatically shortening roof life.
  8. Forces water up under the shingles, where it can leak into the decking and attic.
  9. Voids most shingle manufacturer warranties — they explicitly prohibit pressure washing.
  10. Doesn't kill the algae anyway — it just knocks back the surface, so it returns within months.
  11. Asphalt shingle manufacturers and the industry standard (ARMA guidelines) both call for low-pressure chemical cleaning — in other words, soft washing.

How Soft Washing Fixes It for Good

Soft washing kills the algae at the root instead of scraping at the symptom. The process:

    1. Protect the property — we pre-wet and tarp landscaping and account for runoff, since the cleaning solution is plant-sensitive.

    2. Apply the solution — a carefully diluted blend of sodium hypochlorite and a surfactant is applied at low pressure (under 100 PSI). This is the method recommended by shingle manufacturers.

    3. Let it dwell — the solution sits and kills the algae, mold, and lichen organisms completely. No scrubbing, no high pressure.

    4. Rinse gently — a low-pressure rinse and a final landscape rinse finish the job.

Because the organisms are killed rather than just displaced, the roof stays clean far longer than any pressure rinse. Many homeowners watch the streaks fade over the following days as rain washes away the dead algae.

    Keeping the Streaks From Returning

After cleaning, you can slow regrowth significantly:

  12. Install zinc or copper strips — along the ridge. When it rains, trace metal ions wash down the roof and inhibit algae growth.
  13. Trim overhanging branches — to let more sunlight dry the roof and reduce shade where algae thrives.
  14. Keep gutters clean — so water drains properly instead of pooling.
  15. Schedule a soft wash every 2–3 years — to stay ahead of regrowth.
  16. See how often to power wash your house for siding, concrete, and wood.
